Great Audio Books on Real Estate Investing

If you’re looking to buy some investment property, you’ve probably figured out that now is a great time to do so.  With housing prices low, you could make a killing on rental properties or even an upgrade to a larger home in a nicer area (especially if you’re coming from a condo, where price drops have been less significant).  But there’s still a lot you don’t know about the process of purchasing real estate for the purpose of investing.  And if you don’t have the time to pore over texts or attend seminars on the subject, you might not feel ready to buy now, even if it means striking while the iron is hot.  After all, you don’t want to get in over your head.  So here are just a few audio books that can provide the information you need during your commute, your workout, or while you make dinner, and help you to make a wise investment.

You may want to start with The ABC’s of Real Estate Investing: The Secrets of Finding Hidden Profits Most Investors Miss by Ken McElroy.  This audio book from the Rich Dad’s Advisors series will take you step-by-step through real estate investments, including resources needed to find and research properties, staying close to home (and areas you’re familiar with), learning to trust your first impression, and what to do once you have the deed in hand.  It’s a basic how-to guide that is perfect for the person just starting down the path to real estate investing.

Of course, you may be more interested in what not to do, so you should also check out The TurnKey Investor’s Deadly Sins of Real Estate Investing (the Audio Program): The Stupid and Foolish Things Investors Do To Kill Their Careers & Destroy Their Portfolios! by Matthew S. Chan.  There are plenty of experts out there giving advice on what you should be looking for in a profitable real estate investment, but Chan takes the opposite tack, telling listeners exactly what they need to avoid in order to spot red flags, avoid money-wasters, and find profitable properties.  He is a successful RE investor in his own right and he’ll give you a comprehensive list of what you should definitely look out for when buying a new property.

And you can finish off your audio education with Real Estate Investing: Master Secrets to Getting Rich (Made for Success Collection) featuring Donald Trump and various author-speakers.  This series features a number of notable speakers, but considering that Trump is “the most successful real estate developer in the United States”, he’s the real draw of this collection.  If you’re looking for advice in the arena of property investing, there’s no better person to go to than the man who is the master of the field.  Interestingly, this audio book was created in 2010, after the real estate market crashed, and it discusses the myth of real estate bubbles and offers advice on how to create strategies to weather downturns in the market, which are a totally normal and recurring part of the market cycle.  It’s good advice straight from the experts.

Of course, once you have the deed in your hand, there are other issues you’ll need to address, like repairs and insurance.  But you can ask around to find a good contractor or handy man, and when you talk to a policy expert home insurance can be as easy as signing on the dotted line.  The real trick is finding the right property to invest in initially.  After that, you just need a team of professionals on your side to make sure the real estate you purchase starts to make you money.
